Thus, it is very important to ensure that the home is just right before agreeing to purchase it. It is important to keep certain things in mind when buying a home for the first time. Although it can be a very exciting thing to do it is important to keep a clear head and remember these three things.</p>

<p><strong>Don&rsquo;t be pressurised</strong></p>
<p>Do not allow yourself to be pressured into buying a home or a mortgage outside of your budget. This has happened to a lot of people who then find it necessary to work many hours to pay for a home that they could not afford in the first place. Why did then agree to buy it then? Because the pressure exerted at times from estate agents and mortgage brokers can be intense. Remember that such professions pay their employees on a commission basis also and so the greater value of the house or the mortgage that they sell, the more they are paid.</p>
<p>It is very true however that many estate agents and mortgage broker are every friendly people who are interested in helping out any person find the right home for them but it is still important to remember that ultimately it is not the estate agent that will be living and paying for the house.</p>

<p><strong>Keep some money in reserve</strong></p>
<p>Try not to spend all of your money on the down payment for the house. Down payments are very important and the bigger the down payment, the better the rate of the mortgage. However, it is vital to save some money in order to make home improvements after moving into the home. It is not always possible to predict everything that will go wrong with a home after a few brief visits looking around and so it is wise to prepare for all eventualities.</p>
<p>Money will be needed for emergencies also such as boiler breakdown or burst pipes. It may be worth trying to save some money for important investments such as double glazing for a home. Although this comes as standard for many homes today some still do not have it. Investing in double glazing for a home, although expensive will save money in the long run on heating and energy bills.</p>

<p>Do not rush in to buying a house. It is important to be patient. The excitement of buying a new first home can be exhilarating but it is still wise to be cautious. Do not accept the first offer for a home that is given &ndash; there is no harm in negotiating the price of a home a few times to get the perfect deal. Also, do not be devastated if the first home falls through &ndash; there are plenty more out there on the market and they will likely be more affordable too&nbsp; if patience is exercised.</p>
<p>Finally, do not be afraid to rent a home rather than buy a home and commit to a mortgage. There are instances where renting a home can turn out to be cheaper and more stress-free in the long run. Consider every possibility carefully and patiently before making the final big decision.</p>

<p>This means sharing the costs over a number of people rather than just one, making mortgage repayments, bills and amenities much less expensive.</p>
<p>However, buying a house with family or friends isn’t as straight forward as it seems. There are both positives and negatives when it comes to co-owning a home, but if legalities are followed and all parties are certain it’s an agreement they’re happy with, then everyone should be happy.</p>
<p><strong>Pros:</strong></p>
<p>•             Co-ownership allows people to move up the property ladder much quicker than if they tried to do it alone.</p>
<p>•             The initial deposit can be shared.  With another party to split the deposit with, co-owners can save money and get their deposit down quicker as well.</p>
<p>•             You can opt for a larger mortgage. A larger mortgage could mean a bigger house or a nicer area to live in and with another owner to share the costs, this could be easily done. Co-ownership also means sharing the mortgage repayments, meaning you can pay off your mortgage quicker.</p>
<p>•             You can split costs for maintenance and bills. Not only is it cheaper but, you also get a second opinion on that <a href="http://www.loft-conversions.com/birmingham_loft_conversions.htm">loft conversion</a> you were thinking about.</p>
<p><strong>Cons:</strong></p>
<p>•             Make sure you actually get along with the people you’re going to be living with. Owning a home is a huge commitment and it will not be a pleasant experience having to live with someone whom you don’t particularly like, or simply can’t live with. If possible, try renting together for a short period first.</p>
<p>•             There may be some added costs when going into co-ownership. For instance each person’s contracts and agreements have to be looked at by a lawyer, meaning a higher price in solicitor fees.</p>
<p>•             Organise spending early! While you may save money overall by sharing a home, you still need to discuss finances and agree who’s paying for what. Nothing&#8217;s worse than the effort and organisation of moving in, then falling out because you can’t decide on a broadband package!</p>
<p>•             Lifestyle changes may have to be made. Though you’re probably moving in with people you already know, there are likely some things that you want to remain private. While you may not like keeping the door closed while you shower, you have to consider others in your co-ownership.</p>
<p>If you are a first time buyer and you want to make your way up the property ladder, the best way to start is by looking into co-ownership. Though the idea of saving money and enjoying living the independent life sounds great, co-ownership is not something to take lightly.</p>
<p>Be certain that you’ll enjoy living with the other owner and that everyone is agreed when it comes to legalities and contracts. Sorting out the business parts early on leaves you more time to enjoying your new home, and choosing who gets to sleep in the bigger bedroom or the loft conversion.</p>

			<content:encoded><![CDATA[<p><strong></strong>The idea of &#8220;doing it yourself&#8221; is a charming one.  Some people take on DIY projects because they want to save money, or can&#8217;t afford to pay someone to do the job for them.  Some people try DIY because they want to learn new skills and become a little more self-sufficient.  Still others simply enjoy working with their hands and enjoy adding more and more skills to their DIY repertoire. There are a lot of tasks that are great candidates for DIY, but there are many others that are best left for the professionals.  Here are a few occasions when it&#8217;s better to let someone else do the job:</p>
<p><strong>When You Don&#8217;t Have the Tools</strong></p>
<p>If you don&#8217;t have the <a href="http://www.toolorders.co.uk/shopinfo_teng.asp">tools</a> to do a job well, don&#8217;t try to improvise.  Either buy the tools (which might make sense if they&#8217;re inexpensive items and you are likely to need them again), or hire someone who already has them.  Buying a hedge trimmer makes sense if you&#8217;ve just moved into a house with a big garden.  Buying a full set of lumber-jack’s equipment to fix up one tree is probably a waste of money &#8211; especially if you don&#8217;t know what to do with the equipment once you have it.</p>
<p><strong>Gas and Electricity</strong></p>
<p>Working with gas or electricity is dangerous business, and there&#8217;s a genuine risk of it going wrong in a spectacular fashion.  Even if you have no regard for your personal safety, think of your neighbours &#8211; if your house explodes or catches fire, you could be ruining their lives too.  Because major gas and electricity work is so dangerous, there are laws governing who is allowed to do the work.  Get a professional to sort things out for you, and get all of the correct paperwork and certifications sorted out once it&#8217;s done.</p>
<p><strong>High Flying</strong></p>
<p>If you don&#8217;t spend a lot of time up on scaffolding as part of your day job, don&#8217;t start climbing on roofs and fixing guttering at home.  One slip could lead to serious injury, or death.  Let someone else take the risks, while you enjoy a quiet weekend off.</p>
<p><strong>Strapped For Time</strong></p>
<p>Even professionals sometimes underestimate how long jobs can take, so if you&#8217;re a weekend DIY enthusiast there&#8217;s a good chance that you&#8217;ll get things wrong from time to time too.  If you&#8217;ve got three days off, don&#8217;t start a three day long project. Especially not one that will leave half the house in ruins, tools strewn everywhere and a hole in the wall.  Stick to simple jobs unless you&#8217;re 100% certain you&#8217;ll have the time, money, and energy to finish a bigger job.  There&#8217;s no shame in hiring an expert &#8211; in fact there&#8217;s some wisdom to it.  While they&#8217;re working, you can kick back and have a beer in the garden.</p>
<p><strong>Health and Safety</strong></p>
<p>DIY should be reserved for houses, cars, and clothes.  Don&#8217;t ever try to &#8220;Diagnose It Yourself&#8221; when it comes to your health.  If a health complaint is worrying you, or is minor but seems to be dragging on for a long time, get a doctor to look at it.</p>
